Baan DSC launches new apartments in Bangkok

The 51 units at Avora 31 feature modern decor, furnishings and appliances.


Baan DSC Co., Ltd. has launched a newly built grade A apartment building, Avora 31, on Sukhumvit 31, Bangkok. Units for rent in the building have been designed to meet the requirements of Japanese expatriates working in downtown Bangkok, according to property consultancy firm CBRE.


Avora 31 comprises 51 units within a seven storey building. Each unit features modern décor, furnishings and appliances. Amenities include a swimming pool, gymnasium, sauna, key-card access system, 24 hour security, shuttle transportation and parking spaces.


"Sukhumvut 31 appeals to Japanese expatriate tenants who want to live in Bangkok's downtown area as there are facilities which match their lifestyle, such as supermarkets, shopping centres, Japanese restaurants and access to Phrom Phong BTS station," said Theerathorn Prapunpong, director and head of residential leasing at CBRE Thailand.


One-bedroom units measuring 55-66 sqm in size range from THB38,000 (US$1,272) to THB45,000 (US$1,506) per month in price. Two-bedroom units measuring 120-125 sqm range from THB68,000 (US$2,276) to THB78,000 (US$2,611) per month in price. 170 sqm units comprising three bedrooms range from THB90,000 (US$3,012) to THB94,000 (US$3,145) in price.


CBRE has been appointed as the sole leading agent and property manager of Avora 31.


There are around 8,500 apartment units, including grade A and grade B properties, located between Sukhumvit 1-65 and 2-44, according to CBRE's research. Less than 250 units are scheduled to be completed in the area this year, and average occupancy rates remain high at 91.4 percent.


"Given the limited new apartment supply in downtown areas, I am strongly confident that Avora 31 will be fully occupied soon," said Theerathorn.
