CEO of Getty Ascendant Assets Pte Ltd, Getty Goh offers his tips to Singapore property investors in the wake of the recent government cooling measures and the new budget.


1. Investors should look at commercial properties, as that is likely to be the next property sector that sees a lot of interest.  This is because it is the remaining sector that the government has not stepped in to cool the market.  From the URA Commercial Property Index, it is unlikely that the government will step in (for some time) as prices are still significantly below the previous peaks.


2. Home buyers, who are eligible, should consider new Executive Condominiums instead of Private Properties. This is because there are still new EC units that are launched at less than $900psf. In addition, the series of cooling measures have made private properties as inflexible as ECs (i.e. limitations on buying and selling). Hence the "premium" that private properties used to have is no longer there.


3. Interests in overseas properties would become much stronger due to all the restrictions imposed on Singapore properties. Based on iProperty.com Consumer Sentiment Survey for 2013, the top 2 overseas investment destination are Malaysia and Australia. Hence properties in those 2 countries would likely see keen interests from Singaporean buyers in the months ahead.
