One of the largest global and regional real estate services firms, Jones Lang LaSalle has more than half a century of experience in Asia Pacific and prides itself on being Thailand's largest independent property service company with about 4 million sqm of property managed nationwide.
The firm achieved considerable success at both the Thailand Property Awards and South East Asia Property Awards this year, taking home, amongst others, Best Property Consultancy (Indonesia), Best Property Consultancy (Philippines) and Best Commercial Agent (Thailand).
Jones Lang LaSalle's expertise in commercial real estate services allows the company to collaborate with noteworthy clients, not only in Thailand, but throughout the region. The firm's biggest achievement in Thailand over the last 12 months was its management of the high-profile grade-A Sathorn Square development.
"Jones Lang LaSalle has been instrumental in filling up this office development with quality tenants," head of mar- keting Wiinai Jaiton said. "The development offers 75,000 sqm of space, with approximately 70 percent being leased. The majority of space leased has been secured by Jones Lang LaSalle commercial leasing team, reenforcing Jones Lang LaSalle's leading position in the Bangkok commercial leas- ing market."
In the year ending May 2012, the company concluded office leasing transactions in the capital with a combined space of more than 126,376 sqm, which accounted for ap- proximately THB2.32 billion (US$75.5 million).
Elsewhere in the region, particularly in emerging markets, Jones Lang LaSalle continued to enhance its reputation as a leading property consultancy and was involved in some of Indonesia's most notable deals.
"We established our presence in Indonesia in 1980 and have grown steadily since then to become the 300 strong full service advisor we are today," South East Asia managing director Chris Fossick said. "In 2011 we acquired Procon, the leading and largest independent property services firm in the country which cemented our ability to provide best in class services to clients. From Procon's perspective joining forces gave them access to a strong regional and global network to service clients cross border."
Jones Lang LaSalle's list of Indonesian clients involves a range of major names from the private sector, such as Shell, Chevron and South Korea's largest retail firm Lotte Group.
Since its 2008 acquisition of leading local commercial property advisor Leechiu and Associates, Jones Lang LaSalle has gone on to become the Philippines number one international real estate firm and boasts a staff of more than 350. This year, the company represented major developments, including RCBC Corporate Center, Ecotower and Net Lima.
However, it was the sale of Phuket-based Movenpick Resort and Spa Karon Beach development that garnered the most interest. The company's hotel investment service arm Jones Lang LaSalle Hotels picked up Best Agency Deal at the TPAs for its management of the single largest hotel investment sale in Thailand in more than a decade.
"The US$90 million sale by Kingdom Hotel Investments to TA Global marks the culmination of a successful tender process run by Jones Lang LaSalle Hotels. The process attracted several competitive bids and was able to complete the transaction within three months of announcement of sale," senior vice president Andrew Langdon said. "The sale process achieved both the seller's target price as well as the buyer return requirements and coupled with the speed, size and quality of the asset makes this Thailand best deal of the year."
In addition to the Movenpick project, JLL Hotels acted as sole agent for seven hotels in Thailand over the last 12 months, five of which were sold for a combined value of more than THB9.5 billion (US$309.2 million) Laguna Beach Resort and Sofitel Silom were amongst the significant project transactions in which the firm was involved.
